Team building exercises seem to be an effective way of building the team as they move through their various stages of forming, storming, norming and performing ((https://www.mindtools.com/pages/article/newLDR_86.htm).  

They fail to maintain the property because they live far away and didn't want to own rental property in the first place, it no longer attracts desirable tenants because of it's rundown state, and the long-distance landlord eventually lets the property go back to the bank so they don't have to worry about it any longer.

Those who want to earn more in the long-term maintain and leverage the debt (amidst the nightmares of market crashes, etc..).

I want to be clear - I DO plan on getting a protective order first before I move forward so it is in effect during eviction.

Sounds odd until you do some research into effectiveness of low budget and hours in getting deals.  

When you do this, it effectively just moves you further along on the amortization schedule.  

@Adam Piercethe most cost effective way to get into real estate investing could very well be the owner-occupied fourplex purchase using an FHA loan.  

In my area, a foreclosure or short sale or reverse mortgage that needs repairs is discounted heavily enough for me to make a nice profit and maintain a healthy roi for the investor if they accept my low offer.

There is no easy or cost effective (or time effective) way to make your landlord perform (rent to you).  

It was only recently, when listening to the audio book "The Compound Effect" did I truly grasp how much I required immediate gratification.
