I'm in the process of educating myself and want to know if there is a good way to practice running the numbers and evaluating properties.

I want this thread to educate me, but also educate the others in the forum when they need to find a good attorney.

In the name of, what, asset protection you have incurred a bunch of needless risk not even counting the DOS clause.Don't put little houses with debt into LLCs is my opinion.

The area in my opinion looks very promising for upward growth.

Constantly self educate yourself, there is nothing wrong with being over prepared. 

This, at least in my opinion, makes it a poor rental.
