In this case, the tenants were already found right before we closed on the property, so there is no advertisement.I have read several threads here that state you get better applicants lower than market because the people at the higher end of the market ($1200 would be the highest rent point in the market) you get people that don't care about the price because they aren't going to pay it.The reason for the price discrepancy is because I wanted to rent it easily and not have to wait months and months in the winter to find someone.

lost relative to inflation aka YOUR BILLION DOLLARS should've generated a stronger return. the investment itself, while losing relative to inflation, still has netted you 10 million dollars. could you find a better investment for a billion dollars, sure, rather easily I would guess.
