Typically it would be an attractive offer (usually over retail) with low or no interest owner financing over 10-20 yearsI'm in the beginning marketing stage and I just had 1000 postcards go out targeting high equity and free and clear owners in Boston (specifically Allston, Brighton, Cambridge and Somerville).

Throw on top of that your involvement in the tenant selection process or actively engaged in rehabs by purchasing fixers that you make ready to rent.It is not necessary to manage your own properties, but it makes it easier especially when you only have 1 or 2 properties.Bottom line is it is a judgment call what level of activity constitutes "regularly involved."

The trouble with today's appraisal rules is you have no idea who you are going to get, you can't pay more to get an experienced one, and there is no way to predict whether they are going to be bad in your favor or the buyer's.As was previously mentioned, you should be targeting a cash buyer with this type of purchase.I think the best we've done on a deal like this was a $64K purchase that was resold in 2 weeks for $93K.
