I've heard of others driving around looking for places, and other searching foreclosure sites.

I drive around and look for the places that are falling apart or have significant deferred maintenance.

In Feb 2005 we were driving around and saw an open house.

If you find some listings here that are in or near your target area drive by them and find the listing agent.

If it is cash flow, then you may want to consider a loan with an IO period.If it is growth and you want maximum leverage, consider trying to get some owner financing to lower your down payment.
