Once in a while you will see a post by someone who is failing at it, but please, please be aware that there are an awful lot of people who have failed at it or who are treading water.

When your A/C or water heater isn't working, "sometime toward the middle of next week" won't get it done.

What are local business license requirements, what does the water utility company require, and gas...

Roof - 6-8k  (paying 15k for a new roof is way too high) HVAC - 5-8k Water Heater - 1.5k Cleanouts - 5k  

Nature and provider of the utilities (city water or well, city sewer or septic, other utility sources and whether or not they are direct billed to the tenant or not)Age of the parkUnderground infrastructure age and condition (have there been any repairs?)

They each helped the other move out, then move in.  2 days after getting the keys the new tenants informed us they did not have hot water. 

I would take the home confinement too.....sit around and watch football and drink beer.

By getting the word out publicly, we got the city to water down the proposal somewhat.

Sometimes no running water, heat, pest infected etc.As for investing in high crime areas it is true you can buy a cheaper home here but make no mistake that keeping a paying tenant is generally the issue. 

These are not tear down homes, but solid livable homes not in the ghetto.There are places in California where you can buy a decent home with awesome views and/or on/near the water for a couple hundred thousand dollars.
