Generally, my clients will go in prior to the deal being complete to start a dialogue with the occupant and see whether they will either begin paying rent or accept some type of a cash for keys.

Not sure I can do a good forced appreciation MF deal, but I've got an opportunity on a stand alone NNN with a premier, national tenant and not sure since I've never really even screened this type of deal.

What types of rates and terms?  

One type of collateral used in creating these securities was mortgages. 

That takes a special type of investor to deal with that day in and day out.I have dealt with residential tenants before and it's not my thing. 

I did every type of due diligence I could to ensure I made sure I knew everything about the providers, neighborhood, crime, and insurance quotes from 5 different agents.

What input do you guys have that currently own both types?

The above two mentioned government interventions in the market killed those type loans.
