Without looking into the deal much, you should know CREI are probably going to be scratching their heads at why your cap rate is so high (unless this is typical for the market you're in). 

I no longer will be using the GC, but the head of the crew that completed the renovation has become a great asset to me and business as a real estate agent and investor.

Without writing anything down and figuring off the top of my head, I would say this deal is cf negative.

My advice would be to hire/partner with someone who knows building/construction so you don't end up head-over-heals.

History repeats itself, and I have seen many people get their heads cut off during the last recession using this same scenario as the poster

You will want to weight the pros and cons of each software and determine for yourself where you are headed with your business and the features that you need.
