Often a regular home inspector knows to keep an eye out for this and can alert you to mold or likely presence of mold, and then you can get an inspection/test for that specifically as a follow up.Normally I would say you should absolutely be present for the inspections, both to ask questions and for your own personal real estate education.

I agree with Ruth that Huntsville is great area - but we have zero inventory right now, so it is a ridiculously strong sellers market here presently.

I presented them straight forward deals with a 795 FICO, many deals experience, and they couldn't close a few simple refinances and a straight forward huge equity purchase.

@Maya Torres we filled a vacant unit last weekend using an electronic lock box (coupled with a ring security camera to monitor the property somewhat during the showing/ changing the code when people leave) to allow prospective tenants to see properties without an agent/manager present and 3D camera/matterport for virtual showings.

I understand it's less in gas, and overall utilities, maintenance, etc, but at the present the numbers for the 4plex, look much more attractive than the 14plex.
