I agree with other's no carpet,, laminate is way to go.Other option is see if landlord would consider negotiating with them to move out and you'd take bldg vacant..

The seller generally has more room to negotiate and will often make an even better deal if you are buying more than one property.I  agree with Brian that auctions can be frustrating.
