I used it alot when I was in construction.

Here’s the deal:I have a new log home under construction right now in Utah.

In fact, by law you do not need ANY license to be an employee of any construction trade.

Your best bet to avoid procuring cause disputes is to be upfront and say you are working with another agent.

Many of these owners were really speculators, betting on continued appreciation.

will HML's only lend on rehabs, or will they also lend for vacant lots and new construction?

If you are thinking of 200 unit apartment complexes then your target market would expand to a regional or national apartment management / developer.Your best bet might be to look around at the different types of projects that you are thinking about developing that are for sale and contact the listing agent.

I know my cash flow will not be the best if we rent our first investment property but we are still thinking about it... here's the facts.Bought it for $12k - fully remodeling it with new roof, paint, windows, bathroom, kitchen, carpet for $12k (my fiance has a big construction company!)
