If so, I still am not sure whether it makes sense considering that I would need to do the Refi at an interest rate over 5% vs. the 3.875 I have currently (i.e. does potential tax benefit make up for the increase in rate). 

Is it worth spending $2k to replace this carpet even though the value of the property will not be raised due to a consistent sale price over the last couple years throughout these 2 bed 1.5 bath condos regardless of condo condition?

You have to be consistent.

Your significant other is very likely to remind you of this on an increasingly frequent basis. 

It will be lower in years 1 and 2 during the value add and increase from there. 

It comes out amazing and will increase open rates.

what if you buy the 8, and sell one for $$, use that, and have 7 with no increased debt or partners?
