Hi Lisa, Right now DSCR loans are hovering around high 7's to mid 9's but there's so many factors that can affect the rate you can qualify for as credit, DSCR ratio and assets play a factor on what rate you can get and also if you plan on paying points.

Regarding how to structure my business - I do not have an LLC setup as an agent and just plan on purchasing properties under my investments LLC, then getting paid as myself for my commissions.

Have plans to keep building a bigger house with ADU turning the existing 700sqft home into the DADU.

Is it smarter to buy a house all cash now, with the plan to take a loan out when the market inevitably cools/crashes and interest rates are lowered?

My plan is to live in the house for about two years, possibly engaging in month-to-month house hacking during that time before transitioning to long-term renting.
