@Anna ShaverWhen I mean global debt coverage it assumes total cash flow before taxes divided over total cash flow going out as a "global," picture view.So if you had:Income -10000 salary (both)3500 rental income "net"Expenses -Expenses (living) of 2500Mortgages (total) of 3000Other Obligations (Car/Credit cards/etc) - $0It would be 13,500 total cash in flows / 5500 cash outflows = 2.45X global debt coverageThe above is a simple way to look at it and there might be adjustments to this but I didnt want to get complicated.

It is a bit more complicated, your market, the inventory available, the rent level and price level of the home, the perception of housing prices and duration of price changes.If you have tenants who are able to buy, they may as prices drop.

Its a bit complicated they already payed me a partial payment towards the behind payment  I"m totally alone to deal with this need some help maybe somebody here can recommended a reliable eviction service paralegal services instead of dealing with bigger attorneys fee In consideration for the fact they been renting from me for over 4 yrs now my plan is to wait till the third of next month get my full rent as promised then after they've paid tell them they have 2 weeks to pay me what they owe me towards the month there behind or I'm going to evict you.

Then you need a host, though Godaddy offers hosting I use bluehost.com, if you use this method you will need to point your nameservers from godaddy to bluehost (it sounds complicated but is not).

You will have to register your LLC as a foreign entity in New York regardless, so you are hardly avoiding paying fees to New York and are complicating your entity for no valid benefit.
