.- my painter/drywall guy/cleaner husband/wife team, who charge me the same whether it takes 1, 2, or 3 coats of paint to cover the nasty colors a former landlord allowed- the floor refinishing guy, who has done a good job on 8 or 9 floors this year.  

The only thing we might do on some of the unique houses or higher end homes is add some better finishes and hire a Interior designer for better tile and color schemes. 

Not trying to be negative just making sure you're not looking at this deal with rose colored glasses.

The parcels are color coded  depending on things like "on the state inventory" or "on the list for this year's auction" and "went through prior auction and investor owned" and similar things.

Ask which forms you need - It used to be forms 14 and 15 ( pink and white colored).

The last one I did, I put in a color changing led light.

The walls are painted with cream color but our photographer is just kinda crappy and made the walls look like it's dirty but I promise you the walls are clean. 

I'm hoping to get some advice from attorneys, CPA's, or flippers who have experience with this.BTW, I'm not a new guy who's stuck on the color of a logo and getting t-shirts printed, so save the "just go do a deal" comments, please :)

So just be cautious with the color. 

My thinking is that if she wasn't involved, your place probably wasn't selected because of the building, but that she contributed to being targeted, left her big screen TV box out for the trash, maybe she has issues at work or in social settings, break ins are usually because of who is behind the door more than the color of the door.Cutting her lose may save your property from further damage as well, the police may give you some advice along these lines, you never know who a tenant "hangs with".
