Mobile notaries/ any sellers using their own notaries to sign closing docs shouldn’t be allowed anymore.

They didn't even require an appraisal in my case. zero closing costs.

RDU is a great market for appreciation, my focus is to get close to breakeven, make it sustainable, and ride that wave, eventually cashflow with future refi(s) and or by using value add strategies.

If you’re willing to stay 2, 3, 4 years then you’re closing that cash flow gap quickly.

I think @Tyler Warrick is pretty close, but obviously you won't really know until you get your hands on something and they can calculate it out. 

I have double-checked its numbers against my GCs and it has been very close every time.
