I do not typically suggest selling off positive cash flowing investments unless you have a clear plan with what you are going to do with the proceeds of the sale and the next investment has better cashflow. 

To log my thoughts:Multi-Family clearly seems the way to go.5+ buildings sound like they need to be more self-sustaining, so that seems like the way to go.

I don't know if your properties are free and clear or not but that is also something to consider. 

That's a huge red flag to me, short of clearly showing reasons why.

Just to be clear, your formula is a bit off for a heloc.

When he wants the money back, tell him sorry, but your bank requires 30 days to clear a foreign check and you don't have the money to send until the check clears.
