I just want to run the numbers here before I make decisions. 

In order to make this decision, you must be able to analyze markets not properties), and learn to invest in the markets that will bring you solutions that match up with the financial goals (math again) you established in your REI plan.You will need to learn how to live on the "left side" of the equation instead of the right side.

Blindly asking BiggerPockets, or anywhere else, is going to receive a lot of incomplete, or biased, responses, and ultimately won't help you make an informed decision.

The dumb answer is making knee jerk decisions and thinking the deal plays out.

These developers have being doing for a while so they have their system down so much so that they don’t even have to speak to their architect and waste time making decisions.
