Landlord's decisions to go with a broker or to handle the leasing in-house is often a function of how much time you have to allocate towards leasing it yourself.

This happened a while ago but I wanted to let people know how this turned out...My title company ended up handling most of it for me for a small fee.

I would make sure you get a propr mgmt certification to make sure you know EVERYTHING about service dogs, marijuana laws, eviction info, how to handle all tenant issues, like them vacating before their lease is over, tenants not paying rent or causing a neighborhood nuisance, etc. 

You can get both an execution and capias at the same time.Collecting can be a challenge, but interest accrues at 12% per year.

I came across Bigger Pockets and was instantly intrigued, not only by the way they explained real estate investing to a newbie, but by the challenge it can create creatively and mentally.

They all have their challenges but just find a good manager who can handle it and I don't see any reason that 24 is too small. 

Once you've got a handle on these two aspects then you can begin to strategize on how to use them together. 

Out of the summer season we have a 2 night minimum, and the ones that end on the odd days like Thursday my partner handles, because his work schedule is extremely flexible and he can just take off a Thursday if he needs to. 

Our portfolio is finally passive but it took many years to get there.In today's market, generating lots of profitable deal is the time challenge for investors (not PM) and it takes networking, marketing, and direct to owner contact; so, we have pivoted to more passive investing with others who have full time staff dedicated to deal flow every day.
