Is anyone interested in having a meet up in the GTA/Brampton Mississauga area?

To be clear, I believe real estate should be owned by an entity but there are other things that are far more critical to protecting yourself personally as well as your real estate assets such as appropriate levels of insurance, well drafted vendor agreements & collecting insurance certificates coupled with understanding how to correctly operate the entity in which you form.

Have a salon with a water heater that was installed around three months ago, and the tenant has complained that it's having issues heating the water; I suspect it may be an electrical issue with the system. 

On the MLS with a realtor? 

ONE window that will stay up on its own in each room, no holes in flooring (oddly strict on this one, even a dime size tear in a floor is considered a tripping hazard) a light in every bedroom and enough room for a twin bed and a dresser.

Has anyone found success in turning your primary residence into a rental, buying a new primary with 3-5% down and repeating each year?
