I chose to build my PM business from ground.To create a working system and to organize processes is difficult in the beginning, but to my experience it is possible to create a working model based on personal knowledges and then to provide a high level of service to the clients.

If looking for stability, I would look at buildings built in the 1980s or newer, ideally townhome style instead of apartment style if a 4-plex, minimum 2 bedroom units.LEARNING RESOURCESI am going to try to keep up my blog here on Bigger Pockets specifically with 2-4 family units in mind.

The numbers will look great in a spreadsheet but you really need to make sure you are ready for what those areas will throw at you as an investor. 

Then, you could turn around and use that same agent to help you market the property when you are ready to sell.

It's important when you are getting started to build out your team so that you are prepared when something comes your way.
