I am really looking for a creative way to bring the investor in, pay a good return, but have an out for both parties at some point that is mutually beneficial. 

That brings me to; How much do you owe and what is the value? 

I just went under contract with a client for a 2-unit that will bring a return around 2%.

I've been to OKC several times in the last 2 months and I didn't find any good deals, Did you have someone local to OKC bring you the deal since you're in Austin, TX?

It's a gamble in some ways, as I don't know if I'd be able to build what I want due to zoning.prop #2- crappy neighborhood. 1/4 acre, BUT-has a single family house, small garage, plus warehouse space that's ~2500 sq ft. zoned C. cheap. house is also a total rehab. closer to "move in ready", but honestly, the crime in the neighborhood is to the level that I don't think I'd bring my kid there now.

The call came from the sellers boyfriend, stating that the seller's house was full of "bad memories" from a previous marriage and that she was motivated to sell.

We purchased an investment property (single family) at the end of last year an put in lots of sweat equity, it is now bringing in about $400 a month in income. 

My question is what extra steps do I need to do to bring foreign money into the US, and what documents will I need from them?  

I currently don't have any income and I'm wondering if its realistic to pursue wholesaling to bring in some extra income so I can reduce the amount of student loans I need to take.

This will bring in the most income possible so you can save/pay off debt/fix the unit/all of the above.
