California bill SB9 effectively bans single-family zoning across the state, allowing severances and up to four units on most residential lots.Of course as an investor you want to love this, allowing ADUs or replacing a single family with a 4plex.But of course I don't want it in MY single family neighborhood...I don't want a 4plex with cars, noise, and all the other issues that come with multifamily next door to me.What do you think?

It's more of a preference would you rather have them take less and invest that money but then get a bigger bill when you pay taxes or would you rather have them take out more now so you don't have to worry about it later

This is where the contractor(s) turn in billing for completed work and before being paid out, an independent inspector goes to the site and confirms what work has been completed.

Coincidentally, I waived 15k above appraisal to seal the deal.This creates a situation where- only because the roof and the clerical error are equal - an option exists for me to “accept” the lower appraisal, skip the roof replacement and close at the appraised price (happens to be original list price).
