I also require non-refundable earnest money on most all of my contracts (some of my bigger repeat cash customers I don't require earnest money for).My strategy is that I do everything I can to help them not only understand exactly what they're getting into but to also help them understand how to get it done.

Generally when I see mortgage brokers putting someone into an IO loan it's to get them A BIGGER MORTGAGE than they otherwise would qualify for.For example; on a $100,000 mortgage, 30 year, 7%, an IO payment is $583/month, an amortizing loan would be $665, an increase of 14%.

How does age affect value

Usually appraisers have a rule where any comp can't be more than 20% bigger or smaller than the subject property.Also, age can make a difference in regards to the surrounding neighborhood.For example, in Grant Park, a Victorian neighborhood in Atlanta, there are a few brick houses, that were built on infill lots in the 50's or 60's.
