Its been a while so a few things have changed but I am hoping for the better. 

Asking, WHY is something so expensive or "cheap" is the better question. 

Listing in the spring brings more tire kickers versus listing in the fall, not necessarily better buyers.

In my main market I get better rents from regular non-Section 8 renters. 

As a company who has rented properties to thousands of tenants & is one of the largest management companies in this space it would be illogical for an property owner to think that they've got a better pulse on the market then we do.

So many Landlords think they can do things better on their own, only to lose money by making big mistakes.Multi-year leases are generally bad.

I know a lot of folks say it's better to just find a vacant complex, but I'd be doing it with my wife/2 kids so looking for some unique MF with larger 3-BR setups, which tend to be occupied. 

We've decided to scale back on acquisitions and have started scouting out talent to add to our team to be better prepared for what's to come.While we believe we could greatly benefit from bringing on an Integrator, project manager, and construction manager as soon as possible, we are looking at cost/benefit for our first hire.

Is there a better way then compiling so much information?
