When you get rid of inherited tenants the faster the better.

Some areas of town are appreciating faster than others.

You can pay a small fee if you want your money a couple of days faster.

find a better partner,, do the deal without him then that should make him move a little faster

I'm fairly jacked on starting with a condo but 8m guessing a house would go up in value faster and have higher possibilities but ya who knows I'm still trying to learn things!

Some folks will see the scenario I laid out up top and say, oh, the hard money is going to be so much faster and easier with less documentation and then balk at paying points or fees and after we've done a ton of work and the borrower has wasted money on an appraisal, just revert to conventional financing anyway. 

I still plan proceeding with the eviction process but  does anyone have a good alternatives in the meantime to help encourage /assist this tenant to vacate my unit faster?  

If someone who knows what they are doing is handling it it’s going to go a lot faster  and have a much higher chance of closing.

A good flip will always net you more money faster than a good buy and hold, that's obvious.

I know i could wait and talk to someone I see on their route in an area I want to target but looking for any faster solutions!
