My opinion on Nutley as a whole is you will most likely get good tenants but bad cash flow.

It is bad form to make or have your agent make verbal offers you have no plan or ability to follow through on, so I would expect any good agent to not do it for you more than once or twice before telling you all offers will need to be in writing.

And you'll appreciate not getting sued (as often) and having your reputation tarnished by doing bad deals.Having your license is a good idea for one major reason: not getting investigated for unlicensed broker activity.

If the renter is a licensed electrician, then you may concider it.The retail buyer will want the fee credited to them.

They will want to see what lenders will want to see to qualify the buyer; personal financial statements, credit reports, relevant experience, banking relationships, etc.  

I would like to buy the property from the owner but don't want to offer a bad deal and in the process anger/offend the landlord.
