I am open to suggestions and criticism.Luckily I work remotely (and so does my wife) and we can virtually go anywhere.. just not looking for high-crime areas where we'll get shot, mugged, or worse lol.

Honestly I figured she’d blow it off but she actually took the weekend to think about it and said she would like to give it a shot over the summer and then touch base at the start of the school year and decide if she still wants to stick with working in the business or just go back to work full-time in the corporate world.

For example, if you're putting up $100k you need to see a profit of $10k with a decent shot at wrapping up the closing at the flip end within 120 days.Also, you should make a point of getting both your copies of J Scotts' books http://get.biggerpockets.com/flippingbook/ - and NOT just for reading, but also use for referencing as you go.

If you signed a 4 year lease in 2019 and rents shot up like they did you are locked in and now have an under performing asset to market values.

You've also got to remember that if you're trying to salvage materials, a lot of the demo will have to be done by hand instead of with heavy machinery, which adds $$$.If you want you can take a shot and post on FB marketplace and CL.

@Bruce Lynn That proposal here in Colorado to tax Airbnbs at the much higher commercial property rate comes up every year and always gets shot down.
