I also never go for properties that aren't separately metered for each unit unless the numbers make sense for me to come in and have them separately metered before I start leasing things up.

This is because sponsors aren’t allowed to advertise their deals—which is why the investments are also referred to as “private offerings” or “Real Estate private equity” (google those, too!).

From what I’m hearing, they even started living in it (I don’t live in the area so I need to get my butt down there this weekend).I sent them a letter on the 28th of AUG letting them know they aren’t to be occupying that area as it’s my storage and it’s not permitted by the city for occupying and their contract is only for the top unit.

I would love to find a multi-family that works for me, but I agree with a lot of the sentiments from the very helpful duplex discussion a few weeks ago that there really aren't many good properties out there.
