The acquired building were over 100 years newer and had more modern/desirable features like central air conditioning, integral garages, and fireplaces.Another time I 1031ed property in a distant town for property much closer at hand and easier to manage, it also commanded higher rents.

It may have been easier because we were military at the time, but there are some civilian services as well that may help you if the consulate or embassy are too far.If you have a trusted business partner and can wire the money ahead you may also be able to establish a limited power of attorney for the deal that is restricted to terms you have already agreed on, and only for that deal.

Obviously you will have to use smaller furniture to make it appear that the bedroom sizes aren't as small as they actually are but the staging company should know how to do that for you.If I'm wrong and the bedroom sizes are spacious I would still advise to stage it but it's not as necessary as the first example.
