Hey all, first post here and excited to be a part of the community.I would like advice from experienced investors on their recommended incorporation structure for a business that will raise money from external investors to use in funding equity requirements of lenders in in fix/flips and BRRRR rentals. 

AKA it is a way to access some of the money you've put into your home while also making sure you can still afford your mortgage payments and other debts.You will need a renter in place as rental income is apart of the calculations when underwriting these loans in addition to the other factors you mentioned like monthly housing expenses (PITIA: principle, interest, taxes, insurance, assocaited fees ARV, debt outstanding.

Purchase price $500,000Property is 10 unit apartment building net rents ~$96,000 annual and NOI ~$57,000 which is accurate from 2023 proforma. 

I checked with the City and both the Planning and the Building departments said they don't require a Survey.

I, the owner, living in one unit of this two-unit building, was never told this.

Would rather hold to collect rent with depreciation write offs and build wealth than sell to pay capital gains 

Staring with a few flip projects could be a strategic move to build up your reserves and establish an efficient assembly for your investments.

I also heard from a home consultant on a new project out there that they're planning to build about 5,000 new homes, though he didn't know how long that's going to take.
