It does no good to place capital with a sponsor who has a project with an attractive pro forma to find out later they can't be trusted, or that they simply don't have the experience needed to execute the plan for the deal.

Alternatively you may want to be passive and invest in syndicates.

(Before y’all go on a crusade in my comments about how I should buy nothing but duplexes please remember that duplexes tends to attract tougher tenants in Indianapolis.

Alternatively, the cities that seem OK from a pricepoint have some discouraging growth metrics, so I'm not quite sure where to look.

An alternative would be to find a single-family home with enough square-footage to do a permitted accessory dwelling unit (ADU).
