The day before a guest showed up, they messaged my wife, saying that their relative looked at our reviews online, and that if all these problems weren't fixed and the pool wasn't cleaned and on and on.. then they want a full refund.  

I will say I was hoping to fill the 4 bdrm faster (second main week of spring break is currently not booked, I’m nervous as hell) but I believe that has more to do with just getting the listings up and running with pictures late February and only having a handful of reviews (given by friends and family that came and checked the place out in January/early Feb). 

If something looks put of place, I’m sure the inspector will advise to have an electrical contractor review further.

In addition to what's been said above, I always suggest working with an insurance broker.Ask about their renewal process and what discounts may be available that not everyone takes advantage of.Discuss what their typical client looks like and review whether you would be a good fit with them or not.

What there is goes pending in a day or 2 or has an offer review date/multiple offer situation.

It is also a good idea to review your insurance every few years to ensure you continue to get the best rates.
