It's as simple as putting out signs, sending out letters, making phone calls, placing an ad, networking, putting out flyers, passing out business cards.

Travis, I have actually tired a CraigsList (CL) ad that was entitled "I buy ugly houses" and got zero responses.

I started with less than that , kept adding to it, and within a few short years I was buying my first rental property with the earning from it.

Having said that, it does look like you have enough income to cover that added expense and therefore this deal looks good.

I understand your concerns on this but in actuality, the PSA is a legal binding contract and when "and or assigns" is added to the agreement or written "this contract is assignable" gives you EVERY legal right to do so.It does not matter what your "underlying" intentions are.
