I was in process to purchase my first home I used the VA Loan with 0% They were giving me 2.99% interest Which was great but now... with the market being so volatile it went up to 3.87% in a matter of days I was about to lock up the rate but had to come back to work were I get almost no signalThat day it went up to 3.5% and now today its at 3.87% I have payed for the inspection and put some money into escrow House was listed for $139kOffered $133.5k And got accepted I’m paying closing costs House was a little below market value as most of the comps were listed for $140k - $145kAny help on what to do?

Make sure to get a title report for clear title and that there are no judgments against the seller that have attached to the property.Make sure to get a property inspection before you close so you know what will be needed.Good luck.

My list includes:• Getting new keys for the units• Writing a welcome letter that introduces myself as the property manager - not the owner• Doing an inspection of their unit to see any deferred maintenance that may need to be addressed• Setting up how they will be paying their rent moving forward - I was thinking of direct deposit but thoughts/suggestions on this would be helpful tooSome info about the tenants if this helps; They are a married couple with 3 kids and two cats.

I'm just over in Huntersville- I actually was just under contract on a house in Concord too but the inspection turned out more foundation damage than I wanted to deal with.

Have the GC tell you what time frame he can complete the project in, and then draw up your own schedule showing the milestone completion dates (demo,plumbing rough in, cover up inspection, flooring, tile, top out..etc...)
