If I decide to buy, I would gut the whole thing, put raw dry wall in, and renovate then kitchen and bathroom.  

Property needs new kitchen flooring, H/w refinishing or carpet, some minor plumbing work, updated light fixtures, new flooring in bathroom, removal of wall paper in dining room, paint, new vanity in bathroom, new countertops, and new stove.

I had to remove things such as exposing brick walls. 

You might want to put a 2x4 wall in flush with the block wall. 

I think of the LLC as your "castle walls and moat" and the insurance as the "archer in the tower".

I really would like to continue to purchase more multifamily rentals, but feel like I'm up against a wall until I either deleverage myself or get lucky with appreciation.

Unless you're willing to spend some $$ to run cameras down drains, cut holes in walls / ceilings, etc.. there's only so much you can figure out with a visual inspection.

The bathroom is intact and the kitchen cabinets are there but have been removed from the wall.
