Just like a buyers brokers agreement you agree up front if you want to work with that broker you agree and go forward if not you don't start.. but bringing it into the deal mid stream don't personally care for that.

bump this up to 4 units no reason to only build 2. you could go vertical on top of this 2 more. switch to asphalt. save every penny you can where you can. we build triplexes in columbus ohio ground up and similar structure. mostly urban core where the numbers are the best

As mentioned you also can hire a property preservation company to come winterized it as wellAt this point in time it shouldn’t need to be winterized in Chicago but it’s always good to look and think ahead.
