I'm sure you have a target return that you need to meet that is driving a range of price you are willing to pay. 

I would be over those limits if I waited until my target date of Aug/Sep.  

Agents do not like lease options.I target the following -Listed w Agent HousesExpired Listing HousesLandlord HousesFSBO HousesProperty Bought at Top Of Market (2006 - 2009), see listsource.com.All these properties are candidates for either a sub2 or a lease option assignment.Sorry, but many agents will BUY A LISTING.

For example, a low DCR (generally anything below 1.20) will probably be a serious red flag even if some other metrics look good.Beware of locking in permanenetly to a target cap rate.

Duplexes and SFHs appeal to a different target market than the complexes.

Target college towns, just on the border of desirable neighborhoods.

Those guys were the targets of the hedge funds that have sucked up so many of the properties in many of our communities.

Most of my experience here was a while back and I never really made it a big part of my business so take this for what its worth.Saying that, sending one letter to one executor is no way to go about things...I guess if you have targeted one property, then you targeted one property and you need to be aggressive.

I know because one of the largest promotional companies with walk-in or internet access sales is willing to consider BP discounts nation wide.Not sure if Home Depot would give discounts to their target market.I can see an association being formed too.

In their target market, which overlapped mine, AH4R over the course of 18 months or so bought everything available.
