I'm on the lookout for investor-friendly title companies and lawyers.

As I see it I'm betting on the housing market, rental market, YoY tax increases, and insurance companies.

Nashville, TN is having some major companies like Alliance Bernstein have moved into Nashville, bringing the population up and new jobs into Music city as well.

Also, I found out from the attorney at the title company that the cloud on title they required me to implement at the county office could only be released by their "3rd party escrow" company (which they required you to use) that which the title attorney found was unlicensed and not really an escrow company despite having the word "escrow" in their company name.

My insurance company had a harder time insuring it than the lender had with it.

We will pay the Z people for low quality leads, r.com for junk leads, 100 other lead companies for junk leads and try to call FSBOs and Expireds and do anything not to call or not to call people we know. 

Best would be a full time position with a REIT or other company that’s purpose is to invest in real estate.  

I am a Mortgage Lender here as well as run a STR cleaning company in Gainesville and Tampa.

However, promoting a $35,000 West Side Home in a disposition effort has proven challenging as:-Access is restricted until final walk through before closing-A non refundable deposit is required (required by dispo company)-Only pics of the outside of the home-Home will be vacant at closingThe home looks decent from the outside & allocating for a full rehab on an 850 SqFt SFH, home est. retail value after reno around 150kLooking for thoughts of other investors & or realtors on this one as I thought this one would fly off the marketplace....  

If you have full time property management, it is hard to say you were the one doing "more then anyone else" since the management company is taking care of everything.
