CA is a great state and as a former resident I know first hand why people continue to live there and move there.

The same argument discussed above would suggest that if I buy a property for $100K and it appreciates to $500K, I need to buy more title insurance to protect my equity.

I am leaning towards remodeling since it would be my primary residence initially and perhaps I won’t get much return on my investment but maybe just sell it to family/friends instead… well, time to find a contractor!
