I think most investors would be hard pressed to pass on a deal structured this way, especially considering a track record like yours. 

And even if a lender tells you it’s not necessary, you should press the case and suggest that you feel it is important that he or she see the presentation.

Then press into your strengths, focus your efforts on studying, becoming an expert in one area of REI at a time.  

Put a TV on a timer.

Or a vengeful ex who keeps...remotely...shutting the lights off and blaring the tv/stereo.

But it sounds like the color scheme you have is neutral enough that you should be okay.If you plan to stay in the house until you sell and don't have any pressing need to move elsewhere, holding costs may be less of a concern to you, but days on market still should be.

My first thought was that he did not plan on coming back, but you can tell from looking in the window that all of his personal items are still in the unit (TV, mattress, clothes, etc.).
