I found some cash flowing properties in Long Beach area which I think has a good upside in the future but the margins are pretty slim and post renovation you would be looking at 750-800k range.From what I've read, OOS is the way to go!

If you continue to purchase for appreciation your money becomes stagnant with no guarantee the economy will allow for this type of appreciation in the future. 

Most likely in the future you will need to sell if not immediately.

It can also be difficult if not impossible to access if needed in the future and can vanish with a market correction.
