It's not really optional, you essentially have to claim it, and this is another item where you have to be sure to correctly enter the past depreciation amounts from the previous tax return.  

Check out other for-rent listings in the neighborhood and see if this is common for the market.

I find it interesting that you list Minneapolis as an emerging market.

That additional big ticket item might be price prohibitive for people trying to enter the market, but on a spreadsheet it would pencil out to an additional $1200 a month in net income. 

I personally prefer to negotiate time to get all of my permitting completed, but at minimum I want to check the items I noted above.
