I also send out  a great many yellow letters and much prefer to sit down with a home owner over a cup of coffee and hash out a deal privately that benefits both of us.

You need to build a relationship where the tenants offer you a coffee or a drink when you drop by.

To make a hallway look nice I put a chair molding on the walls and put Swiss Coffee on the wall and ceiling about the chair rail.Always use paint with a satin finish, or your walls are too flat or too shine.
