Imagine, if you can't find a cash buyer,  you go and close on this thing yourself.

I would imagine the same thing would apply with a retirement community or something where you would need to be above a certain age.  

There is a never ending supply, and I have thought about what you are talking about but with an o didn't street, but a lot of the houses are so far behind in taxes it tough to make the numbers work...I would have never imagined it would be that expensive to fix I was thinking 5k to 10k max.

Well...I imagine it will be unlivable for at least the first 30-60 days...it will have to be quarantined in order to eradicate the substantial mold, then following that it will be a construction zone.  

I couldn't imagine paying that in Atlanta.  

With that being said you are correct Summerlin is one of the highest price per foot areas in Vegas thus I would imagine the lowest return.

This is more difficult and dirty than you could ever possibly imagine.

I imagine it goes both ways, either people are thrilled by the ease of access or disturbed by the thought of the potential noise.
