I know that LTV's are significantly lower for these types of properties than for 1-4 units, but if anyone has any recommendations for direct lenders it would be much appreciated.

With rentals - it's cash flow every month for as long as you own it (presuming you find a good rental that cash flows - which isn't the easiest thing in today's market.)Know that you are coming into a high market - both real estate and money are expensive right now.

Right now, they are under my main LLC with a lot of my more high end property.

I highly recommend speaking with a financial advisor or your current advisors then bring a tax professional into the conversation.

Right now, I am thinking of turnkey out-of-state if the market continues at this pace because property taxes are so high in El Paso and rent growth has not increased with prices. 

My concern is I can't figure out how to get those instant cleaning fees for bookings on sites like Vrbo and booking.com.

I'd recommend looking at larger deals and talk to lenders that work in the space in general. we do smaller tracts of infill land downtown but most of those are also better off by going vertical as well depending on the street they have frontage on. 

A high LTV purchase will bleed cash at purchase.
