Buying land or doing any kind of new development is also going to be riskier than just wholesaling, flipping, or buying a rental.

It happens the same way in the long term rental and flipping business.

Be prepared to pay $75 to an electrician to flip a tripped breaker or change a ceiling light bulb, $75 to a plumber to change a flapper in a toilet or a cartridge in a faucet, $750 to replace a hot water tank, fridge, washer/dryer, $100 to a cable/internet tech to unplug and plug in a modem, the list goes on.

We have multiple projects that we are working on, ranging from full gut reno's, to smaller fix-and-flips, that we could use additional contractors to expedite and grow our company.

I am also interested in tackling my first investment, whether its a house or a small multifamily for either hold or flip, I know the lessons learned from it will be invaluable to getting to the bigger investments.
