He is open to Seller financing and in some ways prefers it as his father is the lien holder and isn't looking to pull his money out.

A real mentor wouldn't charge you anything, or maybe just you paying for drinks and dinner while you discuss your strategy.Personally, my friend's father owned LOTS of real estate when he and I were growing up, so we got to see the bad side of owning real estate.  

It's great and I truly appreciate what he is doing for me but I believe he is trying to shield me from all of the bad stuff as a father.

My father is an electrician and while I’m not one myself I think he has been able to put meters on existing lines and whatnot to help gauge who is using what.
