They probably wont be value add items but required to get the house up to code.

Light bulbs, furnace filters, paper towels in the kitchen, toilet paper, door entry rugs, shower curtain, mini blinds, or any other USEFUL items that are often forgotten will be appreciated.

It's a little different for me as a lender, but I learned very VERY early on while driving all over the place from Timbuktu to East Oakland to Vallejo that someone who isn't motivated enough to either a) come to my office or b) upload a W2 and some paystubs and other paperwork, isn't a good use of my time - my conversion rate while I was the "mobile mortgage man" was incredibly low, and my hours worked was ridiculous.

Isn't it amazing that all the helpful experts on the western PA area in this forum, so quick to thrust themselves into conversation and claim encyclopedic knowledge of the area, have nothing to say about little Rankin?
