Even with my finances, they aren't that complicated that my lender can't give me competitive terms. 

Waukesha State Bank as well however I've recently heard in the last few weeks that their rates aren't as competitive anymore. 

I would be interested to see what your total sqft price is at for building.That being said I am a builder in the area s I if ypu ate looking for another contractor that has low overhead (therefore can be quite competitive).

Now we live in the modern age where competition is much fiercer and tech tools at our disposal enable us to move at lightning speed and crash at lightning speed.

You mentioned you are in a vacation town, so I am assuming there will be a fair amount of competition in that market so creating a marketing plan to make your property standout and encourage guests to book with you rather than a competitor will also be something that you will need to do.

So, it makes the whole internal competition issue moot!

The items I don't get at lows or HD because they are not competitive are Windows, moldings, flooring (Kristian I know you are in San Diego and bonded flooring has the best carpet pricing- ask for John Russell) Right now we have a few projects going so I had one of our interns hunt down some engineered hand scraped walnut flooring for 2.50 per sq ft through craigslist).

For a little clarification, the market here in the San Diego area is extremely competitive.

Looking for a market where competition is not as ridiculous as Northern California (I live in Silicon Valley).

Your's looks better than most, but is significantly higher priced than your nearby competition.
